The Royster Hearth Group teamed up with professional organizer Caroline Dockery of “<a href="https://www.categoricallycaroline.com/about" target="_blank">Categorically Caroline</a>” earlier in December in Fairfax, Virginia to present some tips to getting your stuff under control. Here are 5 tips she shared to successfully declutter and organize your space:
Schedule time
It’s easy to continually put off the dreaded tasks of decluttering and organizing. Either you’re too tired or you’ve lost motivation or you’ve run out of time in your day. To combat this, Caroline suggests blocking time in your calendar for this specific task. Scheduling time in your calendar will give it the importance of an appointment, making you more likely to address the issue.
Prepare your mindset
Be sure to start your decluttering and organizing session by identifying your goals for the space. Refer back to these goals each time you are in danger of losing your motivation.
Start small
Don’t set out to tackle your entire house at once! Even if an entire room seems overwhelming you can still make great progress by starting with one piece of furniture, one shelf, or one drawer.
Have accountability
Tell a close friend or family member what you are doing. Bring a friend over to help with a specific decluttering or organizing task. Hire a professional like Caroline to help!
Develop a plan and ORGANIZE
Make a realistic plan and gather all of your materials before you begin. Identify places where you can drop off donations and get those donations our of your house immediately. Keep track of what containers you might need for organizing. Put like things back together in a space that makes sense for them.

In today's video, we will talk about interest rates, market prices, and the housing forecast from local economists for the upcoming year.
The Rate Drop
On December 14th, the Federal Reserve made the announcement to keep rates unchanged. This move led to one of the most significant rate drops in decades, as reported by <a href="https://www.mortgagenewsdaily.com/markets/mortgage-rates-12142023" target="_blank">Mortgage News Daily</a>. While there's speculation about a potential downward adjustment in the federal fund rate in 2024, it's too early to make definitive assumptions. Various factors, beyond inflation numbers, may influence the Fed's decisions. The impact of this announcement was evident by the end of last week, with mortgage interest rates dropping from 7.45% on November 15th, 2023, to 6.64% on December 15th – almost a 1% decrease.
Sold Prices and Market Trends in Northern Virginia
As we assess the December real estate market in Northern Virginia, we find that single-family home sales have experienced a nearly 7% decline from November 2023.
When comparing November 2018's 666 detached homes sold to this year's 444, there is a noticeable decrease of 33%. It's not that homes aren't selling; rather, they aren't entering the market quickly enough.
The median sold price of single family homes was $905K and for townhomes it was just over $610K. The median days on market for single family homes was 9 days and only 8 days for townhomes.
Looking ahead to 2024, we anticipate that if interest rates remain in the sixes or even upper fives, the days on the market will likely remain steady or experience a slight decrease.
Forecast Highlights
The Northern Virginia Association of Realtors® (NVAR), in conjunction with the Center for Regional Analysis at George Mason University (GMU-CRA) issued a <a href="https://www.nvar.com/docs/default-source/pdfs/market-stats/2024-nvar-regional-housing-market-forecast-report.pdf?sfvrsn=4627610c_2" target="_blank">NVAR region forecast </a>for 2024.
The report offers insights into single-family and townhome forecasts for Fairfax County, Arlington County, and the city of Alexandria.
Fairfax County
Projections for Fairfax County indicate a 3.5% year-over-year price gain for single-family homes and a 4.4% price gain for townhomes.
However, amidst these positive projections, challenges are evident. Total unit sales are forecasted to drop by 9.9%, indicating tightening inventory levels.
Arlington County
Arlington County expects a modest 0.9% increase in medium prices year-over-year, but with a median sold price for single-family homes at $1.25 million in November 2023, finding a home may remain challenging. A significant shift is anticipated in the real estate landscape with a projected 10% drop in total sales.
Townhomes seem to be on an upward trajectory with a 3.4% increase in median sold prices. However, this positive trend is accompanied by a forecasted 26% drop in inventory. These statistics collectively paint a challenging scenario for prospective homebuyers, especially in Arlington County, where the real estate market is expected to maintain its competitive edge.
City of Alexandria
The forecast for the city of Alexandria is challenging since it's a very small market where property prices varie considerably from one neighborhood to another. According to report, single family home prices will moderate and the decreasing inventory will result in a 12% reduction in total sales. Furthermore, the outlook for townhomes indicates a potential 26% decrease in inventory throughout 2024, coupled with a 9.5% year-over-year drop in total sales. The report forecasts a 3.9% increase in townhome prices for the upcoming year.

However, it's worth noting that I-95's traffic patterns can be unpredictable, so plan accordingly. For those heading into Washington DC, there are convenient options available such as the Virginia Railway Express (VRE) and OmniRide.

Occoquan offers a range of housing options to suit various budgets. From river-view condos to spacious townhomes, there's something for everyone. As of October 2023, the median sales prices are in the mid $400s for condos, upper $500s to $600s for townhouses, and mid $800s to $1.2 million for luxury townhouse-style condos. In this month's Northern Virginia market update, we will be addressing two important factors: inventory and mortgage rates.
Inventory
The question on everyone's mind: Does Northern Virginia still facing a shortage of inventory? To answer this, let's examine a critical metric - Months of Supply. In September, this figure stood at 1.4 (for single family homes), a 10% increase from the preceding month. It took approximately 1.82 months to sell the single-family homes in Northern Virginia, compared to 1.34 in September 2022. Although the inventory levels appear higher this September, it's not due to a sudden influx of listings. Instead, it's a consequence of a smaller pool of buyers, particularly within certain price points. This shift can be attributed to prospective buyers postponing purchases in anticipation of potential affordability improvements.
While headlines may suggest a standstill, we are seeing multiple offer situations within days of listing, complemented by excellent loan programs including 2-1 buy-downs, first-time home buyer programs, sellers offering credits, or even doing some repairs from the home inspections. And let's not forget about the VA assumable loans. Looking ahead, we anticipate a possible rise in Months of Supply through October, owing to sustained higher mortgage rates. However, there's likely going to be dip in inventory levels as the holiday season approaches as few homes on the market will lead to a decrease in Months of Supply. A tip for buyers: homes lingering for 14 days or more in November and December may present an exceptional deal.
National vs. Local Inventory Levels
According to data provided by Redfin, the months of Supply as of October 15th was 3.4 months. Compared to the National market, our inventory level is much lower, which means it is still much more competitive in our region for buyers to purchase a home.
The Interest Rate Conundrum
Mortgage rates continue their upward trajectory, nearing 8%. As of October 19th, the average 30-year fixed rate, according to Freddie Mac, stood at 7.63%. This surge has correspondingly led to a decline in mortgage applications.

There is an amazing spot for beer and great burgers right on the W&OD Trail. So, if you're biking or jogging, just stop here, have a beer and a hamburger, and then you can get on your way.
Church Street
Church Street is parallel to Maple Avenue. It's a much quieter street, nice for a walk, and you'll notice the difference if you ever come over here to take a look. Maple Avenue is very busy, but Church Street is much quieter.
Caffe Amouri Coffee Roaster
Cafe Amouri is one of the best coffee roasters in Northern Virginia. Check their <a href="https://www.caffeamouri.com/" target="_blank">website</a>, but they have tastings every Wednesday from 1 p.m. to 2 p.m.. They offer free tastings with the owners at Cafe Amore, discussing the distinctives of their brews.
Pure Pasty
<a href="https://www.purepasty.com/" target="_blank">Pure Pasty </a>has the best pasties that I know of in this area. So, if you're looking for a really good bite to eat, you've got to go and take a look at Pure Pasty.
Vienna Real Estate
Let's talk about real estate here in Vienna. We have rambler-style homes from the 1950s. They're now selling for $750,000 to $800,000. But what developers are doing with these homes is that they're knocking them down and constructing new homes. The new construction includes beautiful craftsman-style, modern colonials, and some transitional type homes. Their prices range from $2 million to $3.7 million. The lots aren't large, but they are maximizing the interior space of the homes. If you are looking for all the modern technology and luxury lifestyle in a home, you're going to get that here too in the town of Vienna.
Wolf Trap National Park for the Performing Arts

Tysons’ population has grown by 17% since 2015, reaching over 29,000 residents. Moreover, it is projected that roughly 15,000 more residents will call Tysons home by 2030."

The Tysons Comprehensive Plan
According to <a href="https://www.fairfaxcounty.gov/tysons/comprehensive-plan" target="_blank">Fairfax County</a>, "The Plan is to transform Tysons, by the year 2050, into a walkable, green urban center and home to up to 100,000 residents and 200,000 jobs. Tysons is envisioned as Fairfax County's "downtown," or a 24-hour urban center where people live, work and play. Three-quarters of future growth will be within a half-mile of the stations. Many offices and homes will be a 3 - 6-minute walk from the stations, allowing people to get around on foot, bicycle, bus, or subway."
Transportation
Tysons' close proximity to Interstate 495 and the construction of four Silver Line Metro stations also make it an attractive place to call home for many residents.

Kingstowne Towne Center

Additionally, every Friday starting at 3 p.m., there's a farmers market right in this parking lot. If you visit, don't miss out on the Colonial Kettle Corn.
Grounded Coffee Shop
For commuters heading to D.C., the Pentagon, or Tyson's Corner, Grounded Coffee Shop is a must-visit. Their pastries are exceptional, though be sure to check for any crumbs before heading to the office!
Franconia Rec Center
Lastly, we have the Franconia Rec Center, an excellent facility with a gym, strength and conditioning areas, lap pool, splash pad, Chessie's Big Backyard, and great trails. It's a place for various family activities and a fantastic resource for residents in this area.

Try this delicious after-school snack that’s ready in minutes. Perfect for kids and adults!
Ingredients:
4 cups frozen peaches, thawed and chopped into large chunks
2 cans mandarin oranges, drained
2 cans crushed pineapple, drained
1 can fruit cocktail, drained
6 medium firm bananas, chopped into chunks
1 small can frozen pineapple-orange juice concentrate, thawed
1/3 cup lemon juice
Directions:
Combine the peaches, oranges, pineapple, fruit cocktail, bananas, juice concentrate, and lemon juice in a bowl and mix until combined.
Place in small disposable plastic cups and cover with plastic wrap or foil. Freeze until firm.
To thaw, remove from the freezer 45 minutes to 1 hour before serving.

Spring has sprung - green dust on cars, watery eyes, and an increased budget for tissue over the next 5 weeks is happening all over Northern VA. March Madness is behind us and we are in full swing with our 6-7 month baseball season, but at least the new MLB rules make games on average under 3 hours! If only they could do this for tee ball!
Let's look at a few key points from March 2023. They are:

Days of Market
As I suspected from the increased showings, offer deadlines and the mortgage rates' downward trend, sold prices did increase.
According to Northern Virginia Association of Realtors, the median sold price of single family homes in March was 900K. As a reminder, it was 825K in February.
Why the big jump? Let’s take a look at the interest rate roller coaster starting at the highest in late October and early November 2022 and the fairly quick drop through January and early February. This was when most sellers for March closings had contracts on their home. The lower rate encouraged more buyers to enter the low inventory market, creating multiple offers on the properties. This was the main reason why home prices increased.
#2 Inventory: Inventory levels are low. However, it’s starting to improve, but not enough to keep up with the demand.
Let’s look at inventory levels for single-family homes over the past 10 years. In April 2013, we had 2.2 months of inventory, by summer of 2014 we were at our highest of about 4.2 months and then the decline started to where we are today at 1.14 months of supply. This means it would take about 34 days for all of the homes to be purchased if no other homes came up for sale.
#3 Median Days on Market
January:34 days
February: 12 days
March: 6 days
6 days is really a weekend on the market. The property goes active on the MLS on a Thursday and a contract is ratified by the following Tuesday. The buyer behavior has changed. Fans of comedy giants Tina Fey and Amy Poehler finally have the opportunity to see them for the first time on tour together as a comedy duo! The iconic pair will be appearing together at national landmark DAR Constitution Hall at the end of April. The “Restless Leg Tour” will pass through DC April 28-30, where Fey and Poehler celebrate their thirty-year friendship onstage.
